PUBLIC HOUSE ESTATE
We currently own 50 freehold pubs mainly situated in London and the South East of England but have one in both Northampton and Banbury. The majority of these are let to individuals with a few to limited companies who, together with our support and advice, promote their business to meet the needs of local customers. We offer two types of agreement:
● Lease Agreement
This is a fixed term opportunity to run and develop your own business. You pay rent to this company and will be required to fulfil certain obligations under the terms of your Lease. This will require you to purchase all your wet products through our nominated suppliers. Financially this could be considered a medium risk, whilst still giving you the benefits of running your own business. You may also be able to sell the Lease on for a capital sum. This will be based on the value of the business which is directly influenced by the efforts you have put into it.
● Tenancy Agreement
This is a shorter termed alternative to the Lease with a lower cost of entry. The majority of our houses are on a
7 year Tenancy Agreement, but we can vary the number of years subject to individual requirements. There is no opportunity to sell on the goodwill of your business.
We offer 'tied lettings' in our public houses; this means that you must buy all your beers, lagers and ciders from our nominated suppliers (currently Coors, InBev, Scot Co or Harveys). The rents for our houses are based on this product tie and support package and are lower than the rents you would pay if the letter was not tied. The Lease Agreement/ Tenancy Agreement forms the legal contract between you and J T Davies & Sons Ltd.
